In the UAE, expatriates who own property can obtain various types of visas, primarily the Golden Visa and the Property Investor Residence Visa. The Golden Visa requires property ownership valued at Dh2 million or more, regardless of whether it's off-plan, completed, mortgaged or not mortgaged, eliminating the previous minimum down payment of Dh1 million for properties bought on mortgage or installment plans. This visa offers a 10-year renewable residency, allowing holders to stay outside the country for unlimited periods. To be eligible for the Golden Visa, individuals must own property or properties with a minimum equity value of Dh2 million. Golden residence visa holders can enjoy unlimited stay outside the UAE. The golden visa provides you the ability to sponsor you family members, including spouses and children.

To qualify for the visa category, you must present a provisional letter from the land department of the respective emirate, verifying ownership of one or more properties valued at Dh2 million or higher. Additionally, you need to provide evidence of the purchase, including documentation of a loan (if applicable) from a designated local bank approved by the relevant local authority.

On the other hand, the Property Investor Residence Visa is designed for those interested in investing over Dh750,000 in property registered under their own name, or Dh1 million if the property is registered under their spouse’s name. This visa requires renewal every two years and necessitates returning to the country at least once every 180 days.
